Parking Lots generally come in two different surface types.  Asphalt and concrete.  While concrete is a harder more durable pavement it’s generally close to twice the cost of asphalt and the repairs are much more difficult and costly.  Where removing small sections of asphalt is as simple as saw-cutting or grinding the asphalt with an asphalt grinder, with concrete if there is a damaged area the entire slab generally needs to be removed and replaced despite how small the area may be.  McLeod Asphalt specializes in asphalt repair and maintenance such as Sealcoating, small patching, and crack sealing.  When it comes to large patching or paving McLeod Asphalt works with several experienced and reputable paving companies to meet our needs and supplement our services to meet your needs.

Common Asphalt Repair Methods

​Remove and Replace (Very effective):  The method of saw-cutting and removing or grinding away the asphalt entirely and re-compacting the sub-base correcting the failed base areas that resulted in the failing asphalt and/or potholes.  New crushed rock is brought in and compacted before hot mix asphalt (HMA) is replaced and compacted to ensure a sound sub-base.​Asphalt Overlay (Moderately effective):  The method of overlaying and paving over existing asphalt.  Overlay is a very popular method because the asphalt does not need to be removed and replaced entirely or grinded all away.  Instead of removing all of the asphalt only the severely damaged asphalt is removed and replaced, once the bad asphalt is either removed or grinded down asphalt is then paved on top of the existing asphalt.  This method saves on time and avoids demolition or removal of the entire lot, saving money.  Overlay is the less expensive method than remove and replace but is slightly less effective because the new asphalt still relies on the old asphalt for support.
